How UK stamp duty works

Stamp Duty Land Tax (SDLT) is charged in bands: you pay 0% on the portion of the price up to £125,000, 2% on the next slice up to £250,000, 5% up to £925,000, 10% up to £1.5m, and 12% above that. Only the portion of the price inside each band is taxed at that band's rate, not the whole price at the top rate.

Buying an additional property, including any buy-to-let, adds a flat 5% surcharge on top of every band, including the portion that would otherwise be tax-free. First-time buyers get relief instead: 0% up to £300,000 and 5% from £300,000 to £500,000, but only if the price is £500,000 or under. Above that, first-time buyer relief doesn't apply at all and standard rates apply to the whole price.
